Roofing, explained
Does insurance cover roof damage in Georgia?
Your policy decides that, and only your insurer can read it to you. As a general matter, homeowners policies answer for sudden accidental damage and not for age and wear — but the claim is yours, the decision is theirs, and we are not a party to either.

How a claim works
Three parties, and we are not one of them.
You report the damage to your insurer. They assign an adjuster, who comes out and inspects the roof. Then the insurer decides what the policy answers for. That is the whole transaction, and it runs between you and them.
A roofer's place in that is narrow and useful: getting the damage on the record properly, being there when the adjuster is on the roof so the same things get looked at, and writing an estimate in enough detail that it can be read against whatever the insurer concludes.
What a roofer cannot do is stand in your place. In Georgia that is not a matter of preference or of how helpful anyone feels like being — it is the law, and it is written below.
What we do
Four things, and they are all about the roof.
Protect the house
If the roof is open to the weather, we can tarp it to keep the house dry until the repair.
Document the damage
We walk the roof and photograph the hail and wind damage, so what is up there is on the record rather than described from the ground.
Be there for the inspection
We're on site when your insurance adjuster inspects, so the same roof gets looked at by both of us at once.
Write the estimate
You get a written repair or replacement estimate, in enough detail to be read line by line.
What we cannot do
The law, and why this page says so out loud.
We cannot act for you on the claim
Georgia law is specific: a residential roofing contractor shall not represent or negotiate, or offer or advertise to represent or negotiate, on behalf of an owner on any insurance claim in connection with the repair or replacement of roof systems. O.C.G.A. § 10-1-393.12(e).
So the claim stays yours
Your claim stays between you and your insurer — they decide it. Our part is making sure the damage is on the record and seen.
And we do not touch your deductible
It is part of your policy and it is between you and your insurer. We do not discount it, absorb it or rebate it, and you should be careful of anyone who offers to.
You might ask us
Straight answers.
Does insurance cover a roof that is simply old?
Generally not — policies answer for sudden accidental damage rather than for age and wear. But policies differ, and yours is the only one that matters. Your insurer is the only party who can tell you what it covers.
Will you meet my adjuster?
Yes. We're on site when your insurance adjuster inspects, so the same roof gets looked at by both of us at once.
Can you deal with the insurance company for me?
No, and not because we would rather not. Georgia law does not allow a roofing contractor to represent or negotiate on your behalf on a roof claim. What we can do is document the damage, be there for the inspection and write you an estimate — and that is what this page describes.
