Tile and slate are the long-lived roofs, and the heavy ones. Before anything else about them is worth discussing, the question is whether the house underneath can carry the weight.

The material
Clay, concrete and the real thing.
Clay tile is fired earth, and it holds its colour because the colour is the material rather than a coating. Concrete tile copies the shape at less cost and more weight, and it is pigmented rather than fired through.
Natural slate is split stone. It is the longest-lived roof covering in ordinary use and the least forgiving of bad workmanship — a slate roof is made or ruined by how it is hung and flashed.
On all three, the covering outlasts the things around it. The felt beneath, the flashing at a chimney, the valley metal: those are what get replaced while the tile or slate goes back down.

A house that was built for it
If the framing already carries tile or slate, replacing like with like is usually the straightforward path.
The architecture asks for it
Spanish, Mediterranean and Mission houses want barrel tile. A slate-roofed older house wants slate back on it.
You are keeping the house
These are the roofs that outlive their owners. That value only lands if somebody is there to collect it.
A repair, not a replacement
Individual tiles and slates are replaceable. A broken field does not mean a new roof.

The weight question, and three others.
Weight comes first
Tile and slate are several times the weight of shingle. Putting either on a house framed for shingle is a structural question before it is a roofing one, and it is the first thing we look at.
Matching is the hard part of a repair
Finding tile or slate that matches a forty-year-old roof takes longer than laying it. Salvaged pieces are often the answer.
Walking it breaks it
Tile and slate break under foot if they are walked wrong. That is one reason the roof gets photographed rather than trodden over.
Hail cracks rather than bruises
Damage on tile and slate shows as cracks and missing corners, not the soft spots hail leaves in shingle. It reads differently to an adjuster too.

Can my house take a tile or slate roof?
That depends on the framing, and it is a structural question rather than a roofing one. It is the first thing we look at on the walk, and the answer decides everything after it.
Is a slate roof repairable, or is it all or nothing?
Repairable. Slates are individually replaceable — the difficulty is matching what is already up there, not the work itself.
What actually wears out on a tile roof?
Usually everything except the tile: the underlayment beneath it and the metal at the valleys and chimney. The tile often comes off, gets set aside and goes back down.
